Home Selling FAQs

How can I sell my home in a down market?

One strategy that works for many homeowners is to adjust the price to the temperature of the market. By setting your home at a reasonable price that will generate the most buyer interest, you can improve your chances of getting offers early on. You can also get your home pre-approved for FHA and VA loans, a service that our HLS lending division can discuss with you. There are other strategies that may also work, which our team at HLS can discuss with you during a free home selling consultation.

Do I really need a real estate agent to sell my home?

Yes, you do! The very small percentage of sellers who facilitate their own transactions are normally people selling to family members, or landlords who have offered their tenants the option to buy.

Without a qualified real estate agent assisting you, you would need to handle all the contracts, documents, forms and disclosure statements on your own, opening yourself up to the potential for errors – and, closing your home off to the large percentage of buyers who would find your home through the Multiple Listing Service (MLS). For a positive selling experience, you need a licensed real estate agent working for you.

What are the costs of selling a home?

In addition to the repair and improvement costs necessary to make the home sellable, the seller will pay the real estate commission to the agent, title insurance and excise tax. There may also be prorated costs for the seller’s share of annual expenses like property taxes and homeowner’s association fees.

Depending on the terms of the sale, the seller may also pay survey and appraisal fees. Closing costs can be the responsibility of the buyer, the seller or both; this is determined during the negotiation process, and is another reason why it is critical to have an experienced agent to help you negotiate.
